Carpet does the quiet work in a commercial building. It absorbs sound, softens a space, defines zones and makes a large open floor feel calm rather than cavernous. For offices, hotels, aged care and education projects across Brisbane, the Gold Coast and the Sunshine Coast, the real decisions are carpet tiles versus broadloom, the acoustic performance you need, and how the floor will be maintained over a long lease. Here is how we approach it.
BUILD FLOOR supplies and installs both modular carpet tiles and broadloom across commercial projects. The carpet product page covers the look and feel, while this article is about specifying it correctly.
Carpet tiles versus broadloom
The format you choose changes installation, maintenance and lifetime cost, not just appearance.
Modular carpet tiles
Carpet tiles, also called modular carpet, are the default for most commercial offices and workplaces. They install quickly, allow design zoning with different colours and textures, and let facilities teams replace a single damaged or stained tile rather than recarpeting a whole area. For a fit-out that has to flex over a lease, tiles are almost always the right answer.
Broadloom carpet
Broadloom is wall-to-wall carpet from a wide roll. It gives a seamless, premium feel that suits hotels, boardrooms, theatres, function spaces and aged care lounges where comfort and a continuous look matter more than tile-by-tile replaceability. Much of the hospitality work we deliver pairs broadloom in the rooms and corridors with hard flooring in the wet areas.

Acoustics: the reason carpet earns its place
Carpet is one of the most effective acoustic tools in a commercial fit-out. It reduces impact noise underfoot and absorbs ambient sound, which is why it dominates open-plan offices, call centres, hotels and education spaces. Acoustic-backed carpet tiles take this further with a cushioned or specialised backing that improves both impact and reverberation performance. Where the project has an acoustic target, we specify the backing system to suit rather than relying on the face fibre alone.
Durability, fibre and traffic ratings
Commercial carpet is rated for the traffic it will see. The face fibre, usually solution-dyed nylon for heavy commercial work, determines how well the carpet resists wear, fading and staining. Solution-dyed fibre has the colour locked through it, so it stands up to cleaning and Queensland sun far better than older dyeing methods. We match the carpet grade to the traffic class of each zone so reception and main circulation get a harder-wearing product than a quiet boardroom.
- Heavy traffic circulation, reception and lifts: heavy commercial grade, solution-dyed nylon
- General office floors: commercial grade modular tiles for easy replacement
- Hotels, boardrooms and theatres: broadloom or premium tiles for a seamless feel
- Aged care and education: stain-resistant, acoustic-backed products that are easy to maintain

Installation and subfloor
Carpet is more forgiving of minor subfloor imperfections than vinyl, but it still needs a clean, dry, properly prepared base. Moisture testing matters here too, because adhesives and tile backings can fail over a damp slab. Tiles are typically laid with a release adhesive that holds them firm while still allowing replacement, and broadloom is installed over the appropriate underlay or direct-stick depending on the system.
Choose tiles when the floor needs to flex and be maintained piece by piece. Choose broadloom when comfort and a seamless look lead the brief.

Are carpet tiles or broadloom better for an office fit-out?
For most offices, carpet tiles win. They install fast, allow design zoning, and let facilities replace individual tiles instead of recarpeting. Broadloom suits hotels, boardrooms and function spaces where a seamless, premium feel is the priority.
How does carpet help with acoustics?
Carpet reduces impact noise underfoot and absorbs ambient sound. Acoustic-backed tiles improve this further with a cushioned backing. We match the backing system to the acoustic target on your project rather than relying on the face fibre alone.
